Structural & Building Surveys
Our structural & building surveys are carried out to a very high standard. Our structural & building surveys or investigates all structural elements as well as the buildings fabric. The survey will also record findings for Building Exterior, Building interior, Services, Boundaries, Out-buildings as well as any outstanding planning & neighbouring/boundary issues.
We use the latest non-destructive technology & equipment to assess your buildings performance including moisture meters and sound meters.
Once we have all the information from our site survey we will generate a condition report including detailed descriptions of all issues & defects, a list of images & a commentary. We aim to have the report back to you within a week from confirmation of our services.

Our Building Survey Reports include a comprehensive investigation of the buildings structure, construction methods as well as all services, fabric, finishes, outbuildings & surrounding grounds. The completed report will identify the issues, discuss the pathology (causes) & recommend remedial action allowing the client to make an informed financial decision when purchasing. Our professional experience & thorough survey in many cases enable our clients to negotiate on purchase price based on the findings within our report.
Defect Analysis
At Ivor O’Brien Associates we possess the skills & expertise along with extensive professional training to analyse, identify & account for every common defect such as cracking & structural movement, dampness, condensation, woodworm, mould, timber decay to list a few. A thorough investigation of both construction methods & specified materials will identify defects leading to a tailored plan of action to remove & remedy such defects.
Schedules of Condition
Pre-works Schedule of Condition – detail the general condition of a building or structure, including recording any existing cracking and damage. These are prepared prior to any major adjacent construction works including demolition, drainage works or pipeline, construction or bypass/widening schemes and tunnelling works.
Pre – Purchase Surveys
In conjunction with our building survey reports which incorporate a detailed description and condition of the property and detailed description of all defects, our Pre-Purchase Survey aims to inform our client of any costs associated with the purchase of such property & in certain circumstances facilitate the negotiation process to a beneficial conclusion.
Snag List
After initial inspection of newly built properties a final report is compiled to list defects & failure to meet certain standards set out in current building regulations, technical guidance documents & codes of practice. This report/list allows our client to confidently approach the builder with a detailed list of defects & recommendations to be carried out & signed off before contracts are completed.
Certificate of Compliance

Measured Surveys
A detailed site survey is conducted using the latest measuring equipment to compile a comprehensive set of buildings while incorporating all other significant features on site. On completion of the survey, all drawings will be produced by Autosesk 2017 or Revit Autocad package, saved & printed to the correct scale for presentation. We can also integrate & develop this service to cater for issues with boundary disputes & mapping requirements such as land registry purposes.
